My husband Bud has been asking me to write a blog about what we do when we list a home. He is always saying, “Why don’t you tell people all the things you do?” I am not one to toot my own horn, so this has been difficult to write and I am sure I will leave things out that we do. But you might get bored if it is too long.
I do all the stuff you’d think such as all the paperwork, contact information, sign, lockbox, listing/pictures on the two Multiple Listing Services in Atlanta, etc. Your home goes on our website at www.CathyMeder.com/listings.php — but before it does, Bud does his thing—he takes professional digital photographs of your home and puts them in the aforementioned FMLS & GAMLS, plus Realtor.com and he does a virtual tour too and attaches the tour to all of the above websites. The importance of getting very good photos of your home cannot be overstated. Barbara Corcoran said, "...if your home doesn't look good online they aren't even going to bother come to see it." If your home needs work or upgrades before I list it, I help you get it done. I have not only helped customers hire contractors to get inspections done after we have sold and found out we needed repairs, I have actually arranged for painters and floor finishers, granite installers, sheet rockers, roofers and HVAC men (you name it) to come in and fix whatever needs fixing before I list the home. I have, many times, gone with sellers and helped pick out the latest tile, colors and/or granite just like a decorator does who would update your home before being put on the market (for which you would have had to pay, often times, big bucks). I actually worked with one couple for 9 months in preparing their home to sell before I listed it. We sold the house in 4 weeks for the asking price and some closing costs. All of this during this “Great Recession.”
It happens over and over with us. We just know what to do get a house sold and we do it. We never mind going the step above to get the job done and we work well with our customers.
Can I share my heart with you—how I really feel? I always want to do the very best job I can do for my clients. I always want to treat someone the way I want to be treated. Lots of people think real estate is easy and just a very glamorous job where you only look at houses and have fun. Many think it is, “Just put a sign in the yard and make money” when you are selling. Well, that is far from the truth. Ask any seller who has a house for sale today.
What do you want out of your realtor? Do you want to be informed what the market is doing every week? Do you want your agent to show you how to showcase your house for the best price and quickest sale? Do you want your agent to be honest with you about what people are saying about your home? Do you want to know when someone is coming to view your home? Do you want to know when it’s time to reduce the price? Do you want someone to negotiate on your behalf and really care that you get the best price for your home? Do you want someone to use the best marketing available on the internet, take professional pictures and care about selling your home, care about your situation and care about YOU!? Well, that is who I am. I really care about my clients and work for them like I would like someone to work for me.

I know there is more that needs to be said, but I can’t say everything here and that is what the listing interview is for anyway. Just know I understand, just like you, that the proof is in the pudding. And, we’ve made a lot of pudding over 29 years.
