Are you looking for a home and can’t wait to get started? Do you have your Lender Letter?

Jenny (not her real name) called me off my website. This call was my first contact with her and she told me she loved our website, was sure I was the person to help her and that she was now ready to go out and see some homes she had already seen online. She told me she had been doing a lot of research and had found a couple of homes in the $500,000 price point that she was completely in love with—she was sure that one of them was “her new home.”

We talked some more and I asked her if she had her Lender Letter. She basically said, “What’s that?” Uh oh…But, you never know; this might turn out okay.

I explained to her the most important thing to do to begin with is to be prequalified for your loan with a lender. It only takes about 5 minutes on the phone. They will run your credit, ask you what your debts are, what you make and any assets you have. They will run your debt ratio and housing ratio, check your credit score, etc. and tell you what price house you can qualify for. For some people they qualify for way more than they want to spend, others may not qualify for as much and some, not at all. The key is for you find out up front so that you will not be disappointed.

She called a Lender I recommended and was devastated to learn that she qualified up to $315,000—fully $185,000 less than the home she had her heart set on. She was disappointed too, because she had to start over in the price point she could afford looking at homes that did not come close to the home she had set her heart on.

Most people don’t really know what to do when they start looking for a home except go out and look. But that’s not the best way. Get prequalified for your loan first.

There is nothing worse than to go out and find the dream home of your life after hours and hours of looking online and driving around and later find out that you don’t qualify for a loan on the home, possibly lose your earnest money and more.

Don’t be surprised when a good agent asks you if you have your prequalification lender letter ready before you start physically looking for a home. This is for your protection, so don’t be offended. It’s to keep everything moving efficiently. If you know what you can afford, you will look in that price point so the dream home you find will always fit your bank account.
