City of Marietta, Georgia Information

General Information

Marietta is a great place to live and is located "in-close" to Atlanta. Visit the Marietta Antebellum Square which hosts various events throughout the year and learn about it here. It was, also, one of the cities Union General William T. Sherman spared before going to burn Atlanta in 1864 during the American Civil War. Marietta is distinguished by having four National Historic Districts listed on the National Register of Historic Places.

The Marietta Real Estate Market

There are over 1500 listed homes available at any one time in Marietta, priced from the low 100s all the way to over three million dollars. Also, approximately 400 to 500 homes are under contract. (Obviously, these numbers fluctuate a great deal.) The median sold price for a home in Marietta for the year between 9/1/2005 & 9/1/2006 was $199,900. The average number of days on market was 67.

Marietta, because it is in Cobb County, has the lowest property tax of all the surrounding counties.

Marietta is a very popular place to live and was one of the first communities outside of Atlanta in the past fifty years or so to really begin to grow in population. As its popularity grew, more and more land began to be developed with new homes in new subdivisions and the city of Marietta began to incorporate even more land and this continues today contributing to its large size.

City Growth

Growth is good and about 750 people move to Cobb County every week.

Neighborhoods

All neighborhoods have certain aspects which attract or distract certain buyers. Some people are drawn to communities which provide a combination swim and tennis, nature trails, golf, playgrounds and more. Even though there is often an annual association fee commonly ranging from $100 - $400 and up to live in these communities, people flock to such neighborhoods every day in search of a home for their family.

Other people would not consider paying association fees, especially if they are busy and wouldn´t have time to use the facilities. So these types of people would search for neighborhoods without anything special to offer; for instance, smaller, more intimate and upscale subdivisions.

Some would prefer not to live in a subdivision at all. They may seek a few private acres or even an area with no fees and limited or no covenants so that the family is free to plant a garden, park an RV, raise horses or maybe even not worry about having to do yard work every week.

The best neighborhood to live in is the one that suits your needs and desires. After working in and around Cobb County for over 25 years, I am more than confident that by working together we can find a place for you to call home.

Recreation

Golf is a very popular recreational activity and especially in Georgia where our even weather allows for year-round play. The Masters Golf Tournament is played in Augusta yearly. There are so many courses available in North Georgia that prices to play seem to be held down somewhat due to the competition between these golf courses. Kennesaw Mountain is the most visited national park in the country and it is right here in our back yard. You can hike up the mountain, across to Fort McBride, down Little Pigeon Hill, and continue all the way to Kolb Farm and the Georgia Fairgrounds. There are approximately 17 miles of trails in and around these areas.
 
Lakes Altoona and Lanier offer beaches and boating to the water babies in us all. Although both these lakes are man-made they sprawl over 1,000s of acres with Lake Lanier being the larger of the two with over 500 miles of shoreline. They not only host nesting areas for birds, spawning grounds for fish and forests for wildlife but the shores of these lakes offer a chance to live by the waters edge.
 
The mountains of North Georgia are only 60 minutes north of the cities we serve. They offer rivers and lakes for fishing, swimming, boating and kayaking & rafting. If you get your exercise by rock climbing, you can still climb in North Georgia. Enjoy day hiking or camping at many of the available facilities that are available to us all. For the really adventurous, the beginning (or end) of the Appalachian Trail or "AT" is in North Georgia at Springer Mountain and travels approximately 2160 miles all the way to Katahdin, Maine.
 
Many people enjoy hunting in Georgia. There is abundant game, from large game such as deer to small game such as quail and turkey. My sister and her husband live in Jasper, Georgia and they are avid hunters. She recently told me there are so many deer now that people are being careful so they don't run them over with their cars. While I´m sure that is a slight exaggeration, we have often seen deer in our yard right here in Kennesaw.

How´s the Weather?

Georgia summers can be long, hot and humid with dry mellow winters that dip below freezing only usually at night. Snow is rare at only 2 inches per year usually falling in our coldest month of January, so we keep on dreaming for that white Christmas! Beautiful thunder and electric storms explain why we southerners build our homes with front porches. There aren´t many of us who are afraid of listening to the storm as long as we have a roof over our heads! You won´t feel an earthquake in these parts unless pigs sprout wings, but tornados are more of a concern. The United States has more tornados than any other country on earth. Georgia has about 6 a year, not ever as big as in the movie TWISTER, but we still gather the family to a safe place and wait it out.
